Masdar City Offices Earn UAE’s First 5 Pearl Rating for Commercial Buildings

Masdar City, a sustainable urban community and business free zone in Abu Dhabi, has achieved a 5 Pearl Estimada rating for its M19 A&B Office Buildings, becoming the first commercial office development in the UAE to receive the certification.

The announcement was made at the Abu Dhabi Infrastructure Summit.

The Estidama Pearl Rating System is Abu Dhabi’s sustainability framework for buildings and communities. A 5 Pearl rating is the highest level awarded and measures performance across energy and water efficiency, environmental impact, occupant wellbeing, and operational resilience.

The M19 A&B Office Buildings were developed in line with Masdar City’s sustainability goals and incorporate energy-efficient design, solar photovoltaic systems, and smart urban planning features.

The project achieved 91.8% energy savings compared with ASHRAE 90.1-2010 baselines, reduced indoor water use by 45%, cut heat insulation gain by 56%, and lowered cooling loads by 63%, according to Masdar City.

The development also targets LEED Platinum and WELL Gold certifications. It includes electric vehicle charging stations, bicycle parking linked to the Masdar City network, shaded pedestrian areas, sustainable materials, and air quality and wellness features.

Masdar City is home to several sustainable developments, including the International Renewable Energy Agency headquarters, the Net Zero Mosque, MC2, and The Link.
