Qatar Real Estate Market Posts QAR1.73 Billion in Property Deals in May 2026

Qatar’s real estate market recorded QAR1.73 billion in total value of property transactions in May 2026, with Doha, Al Rayyan, and Al Dhaayen contributing the largest share.
The figures were based on sale contracts registered with the Real Estate Registration Department at the Ministry of Justice, which recorded 425 transactions during the month.
According to the real estate market index, Doha, Al Rayyan, and Al Dhaayen led in real estate transactions by financial value, recording QAR599 million, QAR538.6 million, and QAR368.3 million respectively, followed by Al Wakrah (QAR97.7 million), Umm Salal (QAR88.7 million), Al Khor and Al Dhakira (QAR57.1 million), and Al Shamal (QAR22.3 million).
Al Rayyan also recorded the largest share of traded real estate area at 47%, followed by Doha at 18% and Al Dhaayen at 15%. Al Wakrah accounted for 7% of the traded area, while Umm Salal and Al Khor and Al Dhakira each recorded 5%, and Al Shamal 3%.

By number of properties sold, Al Rayyan accounted for 33% of all transactions in May, followed by Doha with 26% and Al Dhaayen with 16%. Al Wakrah represented 9% of transactions, while Umm Salal and Al Khor and Al Dhakira each accounted for 6%, and Al Shamal 4%.
Average prices per square foot ranged from QAR713-831 in Doha, QAR393-400 in Al Rayyan, QAR353-714 in Al Dhaayen, QAR251-516 in Al Wakrah, QAR278-469 in Umm Salal, QAR235-322 in Al Khor and Al Dhakira, and QAR180-188 in Al Shamal.
Among the 10 highest-value property sales recorded in May, five were in Al Dhaayen, four in Doha and one in Al Rayyan.
Mortgage activity totaled 131 transactions valued at QAR11.04 billion during the month. Doha recorded the highest number of mortgage transactions with 58, followed by Al Rayyan with 32, Umm Salal with 19, Al Dhaayen with 15, Al Wakrah with six, and Al Khor and Al Dhakira with one.
Doha also recorded the highest mortgage value at QAR5.88 billion, while Al Khor and Al Dhakira posted the lowest at QAR3.47 million.
Meanwhile, the residential unit segment recorded 118 transactions with a combined value of QAR200.9 million in the same month.
